Terms and Conditions

These Terms & Conditions apply to all bookings at Beachside, our seafront apartment on Royal Parade in Eastbourne. By making a reservation, you agree to the following terms.

Contract

When you make a booking through our online reservation system, you will receive an automatically generated booking summary by email. This does not form a contract.

 

A contract is created only when:

  • we confirm your booking by email or post, and

  • we receive the required payment.

 

Bookings remain provisional for up to 7 days to allow time for payment.

 

The person completing the booking confirms they are over 18 and authorised to accept these Terms & Conditions on behalf of all guests in the party, including anyone added or substituted later. They also accept responsibility for the conduct of the entire group.

Prices

Prices are based on two adults sharing and include:

  • water, electricity and gas

  • bed linen and towels

  • free, unrestricted Wi‑Fi

 

There are no hidden extras.

 

If more than two guests are staying, we can provide and prepare an additional bed with extra linen and towels at £10 per person, per night.

Bookings and Payments

A non‑returnable deposit of £100 per week, per apartment is required at the time of booking.

 

The remaining balance is due 30 days before arrival.

 

For bookings made within 30 days of arrival, full payment is required at the time of reservation.

 

Payments can be made by cheque or bank transfer.

 

International payments must be made in GBP. Any bank charges incurred will be passed on to the guest. To avoid high fees, we recommend using services such as Xoom or Wise.

Cancellation Policy

If you cancel your booking:

  • Less than 30 days before arrival: 50% of the total stay is charged

  • Less than 14 days before arrival: 100% of the total stay is charged

  • After arrival or in case of no‑show: the full booking amount is charged

 

The deposit is always non‑refundable.

 

We strongly recommend taking out holiday cancellation insurance. If you choose not to take insurance, you accept responsibility for any financial loss resulting from cancellation.

Please note: We cannot issue refunds outside of these Terms & Conditions.

Non‑Availability of Accommodation

We would only cancel your stay if your seafront apartment became unavailable for reasons beyond our control (e.g., government‑mandated closure).

If this occurs, we will:

  1. offer alternative dates or alternative accommodation where possible, or

  2. refund all monies paid if no suitable alternative is available.

 

Our liability does not extend beyond this refund.

Arrival

Your apartment will be available from 4pm on the day of arrival unless otherwise arranged.

Please avoid arriving early, as we may still be preparing the apartment and may not be available to greet you. If you arrive before 4pm, we can safely store your bags until the apartment is ready.

Departure

Please vacate the apartment by 10am on the day of departure unless otherwise agreed.

We kindly ask that you leave the apartment clean and tidy. This includes:

  • washing up

  • placing rubbish in the outside bins

  • ensuring the oven, grill and microwave are clean and free from grease

 

This helps us prepare the apartment for incoming guests.

Care of the Property

You are responsible for keeping the apartment and all furniture, fixtures and fittings in the same condition as at the start of your stay.

You are liable for any loss, breakage or damage caused during your stay. Please report any incidents as soon as they occur.

 

We do not normally charge for minor breakages, but significant or unreported damage may result in an invoice for repair or replacement.

Liability

We do not accept liability for any damage, loss or injury to any member of your party, or to any vehicles or possessions, unless caused by a negligent act by ourselves, our employees or contractors acting in the course of their duties.

Access to the Property

The property owner or their representative may enter the apartment at any reasonable time if an emergency or maintenance issue arises. We will always try to contact you before entering whenever possible.

Smoking and Candles

Smoking and the use of candles are strictly prohibited inside all apartments. Ashtrays can be provided for outdoor smoking on request.

Pets

We love animals, but pets are not permitted in any of our apartments.
