Beachside is a collection of five modern seafront apartments on Eastbourne’s Royal Parade, perfectly placed for coastal walks, short breaks and exploring the South Downs and Seven Sisters. These FAQs cover everything you need to know before booking your stay at Beachside.

How do I make a reservation

To check availability for our seafront apartment in Eastbourne, please visit our booking page. You can also call us on 07747 472 540 if you prefer to book by phone.

What’s included

Our Eastbourne apartments are designed for two adults, and prices are based on two people sharing. Your stay includes water, electricity, gas, bed linen, towels and free, unrestricted Wi‑Fi.

There are no hidden extras.

What are your payment terms

A non‑returnable deposit of £100 per week, or part thereof, is required at the time of booking. The remaining balance is due 30 days before arrival and can be paid by cheque or bank transfer.

For reservations made within 30 days of arrival, full payment is required at the time of booking.

International payments must be made in Great British Pounds (GBP). Any bank charges incurred will be passed on to the guest. To avoid high fees, we recommend using services such as Xoom or Wise.

What is your cancellation policy

If a booking is cancelled less than 30 days before arrival, a charge equal to 50% of the stay will be applied. Cancellations made less than 14 days before arrival are charged in full. No‑shows or reductions after arrival are also charged in full.

We strongly recommend taking out holiday cancellation insurance. It is inexpensive, widely available and ensures you are protected should you need to cancel.

Please note: We are not insured or able to issue refunds outside of our Terms and Conditions.

We would only cancel your stay if your Eastbourne seafront apartment became unavailable for reasons beyond our control (for example, another government lockdown). We would offer alternative dates or accommodation where possible. If this was not suitable, we would refund all monies paid. Our liability does not extend beyond this refund.

What time can I check in

Check‑in is between 4pm and 8pm unless arranged in advance. Please avoid arriving early, as we may still be preparing your apartment.

If you arrive in Eastbourne before check‑in and wish to drop off bags, we can store them safely until your apartment is ready.

If you expect to arrive after 8pm, or prefer self check‑in, please let us know and we will provide the key‑safe code.

What time can I check out

Check‑out is by 10am unless otherwise agreed. If you are not leaving Eastbourne until later in the day, then you are very welcome to use our luggage store.

Please leave the apartment clean and tidy for the next guests. This includes washing up, placing rubbish in the outside bins and ensuring the oven, grill and microwave are clean.

Where can I park

All roads surrounding Beachside on Royal Parade and the nearby side streets offer free and unrestricted parking, and we use these daily. We recommend Cambridge Road, Rylestone Road and Halton Road.

During summer and on hot days, these roads can get busy. Our top tip is to try Hanover Road, just off Latymer Road

There is also a public car park at Treasure Island, a three‑minute walk away.

What is accessibility like

There are seven steps from the street to our front door. Unless a wheelchair is collapsible, access is limited. Apartment No.1 on the ground floor may be suitable for less mobile guests –please call us for advice.

Apartment No.2 and Apartment No.3 are on the first floor, with approximately 16 stairs and a half‑landing. Apartment No.4 and Apartment No.5 are on the second floor with a similar staircase layout. All stairways are standard width and have handrails from the ground floor to the top floor.

Do you allow additional guests

Our Eastbourne apartments are designed for two adults, and prices are based on two people sharing. Additional guests are welcome if arranged at the time of booking.

For £10 per person, per night, we can provide extra linen and towels and prepare a pull‑down wall‑bed, Jay‑Be fold‑away bed or sofa bed, depending on the apartment.

Do you allow children

For safety and comfort reasons, our apartments are not suitable for young children. Infants under two may be accommodated for bookings made via Airbnb, as required under Airbnb’s booking policies.

Do you accept pets

Sorry, we do not allow pets at Beachside.

What is your smoking policy

For the comfort of all guests, smoking is strictly prohibited in all Beachside accommodation.

What is your accessibility statement

When is the best time to visit Eastbourne

Eastbourne enjoys one of the sunniest climates in the UK, making it a great destination from spring through autumn. Summer brings warm beach days and outdoor events, while autumn offers quieter coastal walks and dramatic South Downs scenery. Winter stays are peaceful, with crisp seafront views and a calm, restorative atmosphere.

Is Eastbourne good for walking holidays

Yes - Eastbourne is one of the best bases for walking holidays in the South Downs. Beachy Head, Birling Gap and the Seven Sisters are all within easy reach, and many guests stay at Beachside specifically to explore the clifftop paths and sections of the South Downs Way.

How far is Beachy Head from Eastbourne seafront

Beachy Head is approximately 2 miles from Eastbourne’s seafront. Most guests choose to walk from Beachside along the promenade and up onto the clifftop paths, which takes around 45 - 60 minutes depending on pace. It’s one of the most scenic coastal walks in the UK.

Is Eastbourne a good base for exploring the South Downs

Absolutely. Eastbourne sits at the eastern gateway to the South Downs National Park, with direct access to the South Downs Way, Seven Sisters and miles of open countryside. Staying at Beachside gives you a seafront base with easy transport links and walking routes right on your doorstep.
